Redevelopment of Adastral Park for BT Plc
David Lock Associates are leading a multi disciplinary team preparing the master plan and outline planning application for the redevelopment of a 350ha site for BT. The site is BT’s major European R&D establishment and is a major economic driver for the region. DLA’s brief is to rationalise the existing facilities present on site making more intensive use of the site while allowing for new building opportunities to be explored.
In addition, the master plan will develop a large area of the site which at present
is used for quarrying and farmland. The resulting master plan creates a revitalised
employment cluster with 2000 new homes to create a sustainable settlement. The
development will be accompanied by significant community infrastructure including
a new school, local centre and other facilities, including expansion of the existing
university presence on site and a new hotel and conferencing suite.
The evolution of the master plan has paid careful regard to the site’s location
and topography. There will be a community park at the centre of the new development
created from the existing quarry. Key urban design principles underpin the proposals
in terms of:
- The design approach; a compact residential development conjoined with an established
and revitalised major employment area.
- A series of elegant and well proportioned boulevards and avenues that interlink
the development with a network of connected streets incorporating a flexible utilities
network.
- Reclamation of the existing quarry and transforming it into a major new community
park that is a setting and a focus for the new development.
- An electricity and heat energy strategy focused on efficiency and renewable energy
that optimises the juxtaposition of homes and jobs allowing for sophisticated energy
transfer and flexible energy generation over time to be incorporated in to the
development.
